Upper Broadview Suites is Environmentally friendly. We aspire to be innovative and creative. We are very pleased to have won a Green Toronto Award for Environmental Excellence. The Award recognizes Upper Broadview Suites success in substantially reducing the use of electricity, gas and water, and in dramatically increasing our recycling.
Highlights of Accomplishments
- Gas consumption reduced by 38%
- Water consumption reduced by 56%
- Electrical consumption reduced by 15%
- Recycling (waste diversion) increased from 10% to 70% (industry standard is under 20%)
- Implementation of tenant awareness education programs
- Implemented numerous initiatives to promote environment sustainability and resource conservation
- Consumption of gas, water and electricity regularly tracked and reviewed
Key Initiatives
Heat/Gas
- replaced all windows with energy conserving, low e thermal pane units
- insulated attic to reduce heat loss
- installed new controls on boiler
- replaced all steam traps, eliminated leaks on system - reduced boiler pressure from 5 lbs to 1 lb
- instituted on going preventive maintenance program
- tenant education and cooperation to mutually achieve our goals
Water
- aerators/flow reducers installed on all kitchen and bathroom sinks
- low flow shower heads installed throughout
- replaced all toilets with low flow models
- promptly attend to leaky taps and other water leaks
- tenant awareness program
Electricity
- replaced hallway corridor light fixtures with energy efficient fixtures and bulbs
- installed low wattage compact fluorescent in common areas
- retrofitted fire exit signs with LED (low energy) light bulbs
- made recycling easy
- recycle cans, bottles, paper, cardboard and approved plastics
- collect “returnables” (beer cans and bottles, wine and liquor bottles) and give proceeds to the less fortunate
- pilot project for Green Bin program
- actively promote Waste Reduction Week and Earth Week
- actively promote/encourage tenant participation and suggestions
- safe battery disposal
- book/magazine exchange
- used goods exchange (furniture, clothes, electronics, nick-naks)
- items regularly given to hospitals and charities
- exceptional “buy-in” of our tenants to our program
- recognized by City of Toronto as Bicycle Friendly Building
- Received Waste Minimization Award from Recycling Council of Ontario
